HOA approval, wind, and drainage for Beaumont backyards

Three things to plan for before any work starts.

HOA architectural approval

Master-planned communities like Fairway Canyon have HOAs with architectural review. Patio covers, hardscape, turf, and trees usually need written approval first. A typical submittal includes a simple site plan with dimensions, materials and colors, and your contractor's name and license number.

Planning for wind

Beaumont's wind comes through the San Gorgonio Pass, often in the afternoon and strongest in spring. It affects every part of the yard.

Structures: patio covers and shade structures need engineering for wind uplift and a city permit. Surfaces: turf needs secured edges and seams, and paver joints hold up better with polymeric sand. Plants: windbreaks and staked trees give everything else a better start. Loose items: plan anchored or heavy furniture and umbrellas.

Keeping your lot draining

Every new lot is graded so water flows away from the house, along a side-yard swale, and out to the street. The California Building Code calls for soil next to a foundation to slope away at least 5% for the first 10 feet, and for paved surfaces within 10 feet of the building to slope away at least 2%.

Keep the swale open unless a drainage plan replaces it, keep hardscape below the weep screed at the base of the stucco, and route any future downspouts away from the foundation. If your lot backs up to a slope the HOA maintains, keep all work and runoff off that slope.

Drainage problems are a common source of builder warranty claims. If backyard work changes the designed grading, related issues may no longer be covered.

It varies. Many committees meet monthly, so plan for several weeks and don't schedule work until approval is in writing.

What is a weep screed?

The metal strip along the bottom of your stucco that lets moisture drain out. Soil or paving placed too high against it can trap water. Code requires clearance below it.

Can backyard work affect my builder's warranty?

It can. Changes that alter grading or drainage may affect coverage for related issues. Keep the designed drainage working.
