Updating an established yard

Sundance is built out, so most backyards already have something in them, from a basic slab to a full patio. Before adding anything, have a contractor look at what's there: whether the existing patio still slopes away from the house, whether irrigation works as intended, and whether any earlier cover was permitted.

Patio covers

If you're adding a cover, ask the City of Beaumont for your address's permit history first, so you know whether any existing structure was permitted. Beaumont sits in the San Gorgonio Pass, so ask any cover installer what wind load the cover is engineered for and how the posts are anchored. If your home has a GenSmart suite, a small cover at its entrance adds usable space. More on patio covers.

Pavers and patios

Extending an older patio is common. Matching an older paver color can be hard, so a border band between old and new often looks cleaner. On larger North Sundance lots, a path and a fire pit area make the far end of the yard usable. More on pavers.

Artificial turf

Replacing older lawn with turf cuts water and mowing. Ask your water district whether removing living grass qualifies for a rebate before you start; some programs require approval in advance. More on turf.

Landscaping

On a large lot, irrigate only where you need green and use drought-tolerant planting and decomposed granite farther out. A windbreak along the windward wall makes the yard more comfortable. More on landscaping.

HOA approval and drainage

Most master-planned communities like this one have an HOA with architectural review. Get the design guidelines from your HOA's management company before you collect quotes, and don't schedule work until approval is in writing. Keep the side-yard swale open, slope paving away from the house, and keep soil and paving below the weep screed at the base of the stucco. Our HOA, wind, and drainage guide covers the details.

Common questions

Can I get a rebate for replacing grass with turf?

Possibly. Rebates usually apply to replacing living grass. Check with your water district before starting, since some require pre-approval.

How do I check whether an existing patio cover was permitted?

Ask the City of Beaumont for the permit history on your address, or check your purchase disclosures.

Can an older paver patio be extended?

Usually. Color matching can be tricky, so many owners use a border band.

Do I need HOA approval?

Yes, for covers, hardscape, and usually turf and trees.
